New construction in Bentonville starting near $385,000 has become rare enough that the subdivisions still doing it are worth naming out loud. Finding one under $400,000 inside the city gets harder every year, and it has not become impossible yet. Here are the new communities across Northwest Arkansas worth watching right now, sorted by what they actually cost.
1. Walnut Grove: Bentonville Builds Starting Near $385,000
Walnut Grove sits on the west side of Bentonville and is being built by Signature Builders, a Springdale-based builder that has spent years putting up homes in Bella Vista and other parts of NWA. Walnut Grove is part of their move into full subdivisions rather than scattered lots, which is a meaningful shift for a builder with that kind of track record behind it.
Pricing starts right around $385,000. For that, you are inside Bentonville, in the Bentonville school district, and roughly a 20-minute drive or less from Walmart headquarters.

If that number and those schools are the target, this is the strongest starting point in the city right now.
2. Cottages at the Park: Amenities First in West Springdale
Cottages at the Park is going up on the west side of Springdale, developed by Buffington Homes. Homes land right around the $400,000 range and a little above it. Buffington agreed to be acquired by Toll Brothers in April 2026, and Toll has since closed on a large block of Buffington property that includes this community, so expect the national builder's name on it going forward.
What sets this one apart is that the house is only part of the purchase. The developer is building the surrounding experience alongside the homes:
- Neighborhood parks
- Community pools
- No-maintenance yards
That combination — a good house plus a built-in amenity package and nothing to mow — is exactly why buyers are choosing this kind of community over a conventional subdivision.
3. Bellview Place: Low-Maintenance Living in Rogers
Bellview Place, from Bespoke Homes, sits in Rogers and lands in the same $400,000 to $450,000 band, following the same playbook. Dog parks, low-maintenance lots, and a POA that handles the mowing and the irrigation.
This is the clearest trend in NWA new construction at the moment. People relocating here increasingly want the amenities and the free weekends more than they want a large private yard to maintain, and builders have adjusted to it. If that describes the way you want to live, Bellview Place and Cottages at the Park are the two worth comparing side by side.
4. Silver Leaf Estates: More Square Footage in Centerton
Signature Builders' second project on this list is Silver Leaf Estates in Centerton, and it is aimed at a different buyer. Homes here run bigger — roughly 2,200 square feet and up — which puts them in front of the move-up or second-home buyer with a growing family rather than someone buying their first place. Pricing has been climbing: the community was starting around $450,000, and the builder's current published starting price is higher, so check the community page for today's number before you budget around it.
Centerton's reputation is as a bedroom community with less to do than Bentonville, and that is a fair read of it today. What makes it interesting is what is scheduled:
- Easy access to Bentonville
- Bentonville school district
- Community centers in the pipeline
- A downtown district currently being planned
Those are the amenities Bentonville has had for years, and Centerton is on track to have them within roughly five years. Five years sounds like a long horizon, and it moves faster than people expect. On price per square foot, Silver Leaf Estates is arguably the best value on this list.
5. Over $800,000: A Private JIA Community in Southwest Rogers
The top tier here is a JIA community in the southwest part of Rogers, and it is deliberately exclusive. It backs up directly to Mount Hebron Park, home to the largest accessible playground in Arkansas, and adds a private 12-acre park and a dog park of its own on top of that.
Prices are not published online at all, and the deposit alone is $100,000. Realistically, this is a conversation that starts north of a million dollars. These are large, heavily customized homes from a builder with a shelf of Parade of Homes wins, in a location close to Pinnacle Hills, close to Bentonville, and close to Interstate 49.
Across all three price tiers, the pattern is the same: builders in NWA are selling a way of living — pools, parks, dog parks, somebody else handling the mowing — alongside the floor plan, and that model now runs from the $400,000s all the way up. What has not changed is the squeeze at the bottom. New construction under $400,000 inside Bentonville still exists, but the list of places offering it is short.
